Morgan Restoration's expertise can be invaluable to house builders facing the problem of listed or retained historic buildings on site. Morgan Restoration will negotiate their purchase, taking on the responsibility of consent, restoration, conversion, and marketing.
The company has earned the trust and respect of one of the UK's leading house builders, Laing Homes, by successfully negotiating the purchase of a number of important listed buildings within Laing Homes’ highly prestigious, 40 acre, Langley Park development, Beckenham, Kent.
These have now been fully restored and converted, turning a complicated liability into the centerpiece of this exclusive Laing Homes scheme, winning the London Borough of Bromley Design Award for Best in Borough.
Laing Homes, again approached Morgan Restoration to work at its flagship development on the site of Bexley Hospital. The Local Authority specifically linked the restoration of Baldwyns Mansion Villa, a derelict Georgian mansion on the site, into the overall planning consent and residential build programme. Laing Homes acquired the estate and subsequently looked to Morgan Restoration to restore and convert the mansion in accordance with the stringent planning guidelines. Morgan Restoration, on acquiring the mansion succeeded in negotiating a longer and more feasible timescale with the Local Authority for the restoration work, without causing any delay to Laing Homes’ building schedule.
Local Authorities
Morgan Restoration has also gained valuable experience working with Local Authorities to develop buildings which, although not listed, were of special architectural interest and/or important landmarks. By working in partnership with them, this has ensured the retention of fine buildings, making a positive contribution to their conservation effort. This has been recognised with numerous local authority awards, including receiving a Sevenoaks Design Awards in 1997 as well as three London Borough of Bromley design awards in 1999.
In the case of land disposal by local authorities, Morgan Restoration welcomes the opportunity of being involved in the tender process, while in the case of listed buildings, requiring specialist skills, a market price can be negotiated.
